Deeds


Deeds convey a legal interest in real property from one party to another.

Deeds are perfected by recording them at the County Recorder’s Office in the County in which the real property is located.

Here are some definitions from Black’s Law Dictionary Eighth Edition:

Quit Claim Deed- A deed that conveys a grantor’s complete interest or claim in certain real property but that neither warrants nor professes that the title is valid.

Special Warranty Deed- A deed in which the grantor covenants to defend the title against only those claims and demands of the grantor and those claiming by and under the grantor.

Sheriff’s Deed- A deed that gives ownership rights in property bought at a sheriff’s sale.

Deed of Trust- A deed conveying title to real property to a trustee as security until the grantor repays a loan.
